Screening your Tenants Without Violating Fair Housing Laws…

As a landlord, it is imperative that you know your tenants are qualified and that they are the right tenants for your property. But how do you get to know them? 

This process is called Screening your tenants. Screening your tenants & and making sure you put the right tenants in your properties is key to minimizing your turnover/vacancies (your biggest expense as a landlord)  But, what is the BEST way to do this….

  • Do you personally do the screening? Or Do you hire a 3rd party?
  • What questions do you ask?
  • What should my requirements be?
  • How do I disqualify a tenant without breaking the law?
  • What are the best practices when it comes to screening tenants

Benita will share her experiences in managing properties (since 2005). She has learned some tough lessons the hard way, that you don’t have to. 

A lot of private landlords think they have it figured out, or “this can’t be too hard”…..until they find themselves in a situation that teaches them a hard lesson. 

Whether you are a new landlord, or seasoned, come hear Benita’s lessons so you can be up to date on current requirements. We are in a different world than we were just a few years ago. Or if you plan on becoming a landlord, this will also be good for you to help you set yourself (and your tenants) up for success….

The meeting will start between 6:30 & 7. We will wrap up around 8pm and you can network for a little bit afterwards. So, bring your business cards and build relationships!

Benita Stanford has been investing in real estate since 2005 and learned about managing tenants the hard way.  She thought like most people, “I can do this – it can’t be that hard.”  After numerous trips to eviction court and repairing her own damaged properties, she decided to make some changes.  Property management companies failed to convince her they could do better and too many real estate investor friends told her similar stories.  She knew there had to be a better way to manage single family rental property!

First, she improved her property management results by implementing different methods to incentivize occupant tenants to perform as agreed to in their lease. This is done with discounts and bonuses in addition to penalties.  Next, she changed the framework of the lease itself and master leasing (also known as Sandwich leasing) provided the ideal lease.  Master leasing is very common in commercial real estate but rare in the residential leasing market.  Since then, Benita has master leased from others with great success.  Good tenants are deemed the single most important link in this system and they are highly screened as an employee whom she ‘hires’ to oversee the asset (or the house).
