Buying a property at auction can look like an opportunity to pick up real estate at a discount.

But what exactly are you buying?

What liens survive the sale? What gets wiped out? Does someone have redemption rights? What happens if there are other claims against the property? And what could turn what looked like a great deal into a very expensive mistake?

At this month’s NASA Area Real Estate Investors Focus Group, we’re taking a deep dive into four different types of real estate auctions that can take place on the first Tuesday of the month—and the differences every investor needs to understand BEFORE bidding.

It doesn’t necessarily work that way.

We’ll discuss issues including liens, title, redemption rights, what may survive a foreclosure, what you’re actually purchasing, due diligence before bidding, and other potential problems that need to be investigated.

The objective isn’t to scare you away from auctions.

It’s to help you understand them well enough to make a more educated decision and minimize the chances of buying something you wish you hadn’t.

Understanding the auction process isn’t only important if you plan to BUY AT THE AUCTION.

It can make you a better investor BEFORE THE PROPERTY EVER GETS THERE.

A homeowner facing a mortgage, tax, HOA or judgment foreclosure may not fully understand what is about to happen—or may believe they still have plenty of time to deal with it.

Some procrastinate. Some ignore the letters. Some hope the problem will somehow work itself out.

That’s why understanding the process, timelines and consequences can be incredibly valuable when you’re talking with distressed property owners.

Instead of simply telling someone, “You need to sell your house,” you can better understand their situation, explain what may be coming next, and explore whether there is a solution before the auction takes place.

And for an investor, the best opportunity may not be buying the property at auction at all.

It may be buying it BEFORE it ever gets there.

That’s when there may be more time to investigate the property, understand the title situation, work directly with the owner, structure a solution—and potentially avoid competing against everyone standing at the auction.
