And if you are lucky enough to get the contract\, now you have to find a buyer. Or you buy the property and go through the rehab process and put it on the market and wait several months to get paid.  \n\n\n\nOR \n\n\n\nTalking to the RIGHT sellers\, solving their problem\, and buying properties Subject-to and generating cashflow from the beginning while building true wealth? \n\n\n\nImagine what your life would look like if you could buy real estate with:  \n\n\n\nZero qualifyingLittle or no money downLong-term\, fixed rate financing that gives you the chance to hold properties for rental\, or lease/option them\, or otherwise build long-term wealth and income?\n\n\n\nWhen done RIGHT\, and buying the right properties (from the right sellers)\, buying properties “Subject to the Existing Financing” lets you do exactly that! \n\n\n\nJust like with any other strategy of buying houses\, there is a RIGHT way and a wrong way to buy houses Subject-to. Analyzing subject to deals means being able to forecast ALL the income and expenses\, and that means being able to analyze the mortgage you’re taking over. Is it fixed rate? Has it been modified? Is there a balloon? Get the wrong one\, and you could find yourself LOSING money every month.Buying from the wrong seller. For the RIGHT seller\, your subject to purchase is a blessing. For the WRONG one\, it’s a deal that keeps them from buying their next house\, or that blows up in YOUR face months or years laterNot disclosing EVERYTHING to the seller. Not just verbally\, but in writing. 90% of the issues\, lawsuits\, and other problems with a subject to deal come from the seller\, because YOU didn’t fully document the dealBeing so afraid of the “due on sale clause” that you don’t do subject to deals at all. When you understand how banking works today\, and how to take the right precautions\, and why having the loan ‘called due’ isn’t that disastrous after all\, you won’t worry about this anymore\n\n\n\nMaking these common mistakes can cause subject-to deals to come back and bite you later.  \n\n\n\nCamille Davis\n\n\n\nThat is why Camille Davis\, who has built her portfolio using the Subject-to strategy\, will be speaking at this month’s WIRE group meeting. So\, bring your business cards and build relationships! \n\n\n\n\n\n\n\n\n\n\n\n\nBenita Stanford has been investing in real estate since 2005 and learned about managing tenants the hard way.  She thought like most people\, “I can do this – it can’t be that hard.”  After numerous trips to eviction court and repairing her own damaged properties\, she decided to make some changes.  Property management companies failed to convince her they could do better and too many real estate investor friends told her similar stories.  She knew there had to be a better way to manage single family rental property! \n\n\n\nFirst\, she improved her property management results by implementing different methods to incentivize occupant tenants to perform as agreed to in their lease. This is done with discounts and bonuses in addition to penalties.  Next\, she changed the framework of the lease itself and master leasing (also known as Sandwich leasing) provided the ideal lease.  Master leasing is very common in commercial real estate but rare in the residential leasing market.  Since then\, Benita has master leased from others with great success.  Good tenants are deemed the single most important link in this system and they are highly screened as an employee whom she ‘hires’ to oversee the asset (or the house). \n\n\n\n \n\n\n\n\n\n\nWelcome! \n\n\n\nIn this Focus Group\, we center our discussion about how to run\, manage\, and scale your rental properties. \n\n\n\nWe will answer questions like: \n\n\n\nWhat saves you time?What is a sinkhole for money?How do you screen tenants correctly?What systems do you need in place?Who should you have on your team?\n\n\n\nIf you’re a wholesaler\, flipper\, or brand new investor\, then this meeting is for you as well.
