Is there a balloon? Get the wrong one\, and you could find yourself LOSING money every month.Buying from the wrong seller. For the RIGHT seller\, your subject to purchase is a blessing. For the WRONG one\, it’s a deal that keeps them from buying their next house\, or that blows up in YOUR face months or years laterNot disclosing EVERYTHING to the seller. Not just verbally\, but in writing. 90% of the issues\, lawsuits\, and other problems with a subject to deal come from the seller\, because YOU didn’t fully document the dealBeing so afraid of the “due on sale clause” that you don’t do subject to deals at all. But how do you get to know them?  \n\n\n\nThis process is called Screening your tenants. Screening your tenants & and making sure you put the right tenants in your properties is key to minimizing your turnover/vacancies (your biggest expense as a landlord)  But\, what is the BEST way to do this…. \n\n\n\nDo you personally do the screening? Or Do you hire a 3rd party?What questions do you ask?What should my requirements be?How do I disqualify a tenant without breaking the law?What are the best practices when it comes to screening tenants\n\n\n\nBenita will share her experiences in managing properties (since 2005).
